Residential Architecture Design

Nestled on the hillside in the prestigious Parklands subdivision, this home maximises the expansive views of Rotorua City below. The clients brief was to achieve a striking design that fitted the landscape while meeting strict town planning requirements.

The design brief for this house was to include the use of stack bonded block, blackened cedar and linea weatherboards. Also required was a central light well-water feature which has windows to an internal bathroom. The entry hall has a feature ply ceiling with concealed lighting and a large water feature at the end.

Designed for one owner but not completed, the couple that purchased the propety were so impressed with the concept they commissioned MA to complete the project. This substantial house on the shores of Lake Tarawera captures stunning views of Mt Tarawera from all living areas.

Commercial Architecture Design

A facelift project to modernise a 1980’s three level commercial building with a very strict budget. We achieved the brief with the use of new plaster systems of the existing blockwork, a large cedar sunscreen and cleaning up the look of the plant room on top of the building.

Millennium Architecture were engaged to complete the council and contractual documentation for this complex alteration. We worked closely with the builder to achieve the desired result, with the project coming in on time and on budget. Gold Award – Master Builders Commercial.

This project involved the demolition of five existing shops and the development of a new commercial building with the final end use to be flexible to meet various tenancy options. The building houses New Zealand Post downstairs and Kiwibank and a local law firm taking the first floor tenancy.
